Before making a booking, please take a few moments to read the information below to make sure you are happy with the terms, conditions and site rules that we have in place for the benefit of our guests and environment.
Remember - people love our setting because RRR resides in a peaceful and secluded area, on the outskirts of a quiet rural village - Belton In Rutland. Please help maintain this haven by following a few simple rules:
Check in from 4.00 pm - 8pm. An early check in of 2pm can be booked under the extras section at time of booking. In certain certain circumstances a later check in may be possible but contact us in advance if this is likely to be required.
Check out by 11.00 am
RRR operates a self check in. Gate code and directions will be provided a week prior to arrival via email. (Please check your spam in case it gets put into that.)
When checking out please leave the pod and garden as you found them, clean and tidy with any dog poo picked up and binned before you leave. Please turn the heating and towel rail off at the plug (by the door and by the bed,) strip the bed and leave any towels on the bathroom floor.
It's so easy to bring mud and debris in from the great outdoors so a hoover is provided under the bed should you need it.
Up to two adult guests may visit during your stay but must be accompanied at all times. We kindly ask that any guests vacate the premises by 9pm.
RRR is set within a larger 15 acres over which various livestock and horses graze (separated from the footpaths by electric and stock fencing.) Please keep to the clearly marked walkways and ensure gates are kept shut at all times.
Both gardens are enclosed using stock fencing with a top rail. The fencing is approx. 1m in height and the bottoms are reinforced with logs for smaller dogs and to deter local wildlife from paying a visit :-)
We ask guests to be considerate to each other, neighbours and wildlife by keeping noise levels to a minimum and especially during the hours of 9pm - 8 am.
We want you to enjoy your stay, reconnect and enjoy your time outside but please be mindful that we cannot allow parties, events or amplified music on this site. What would our resident wildlife think! We aim to provide a tranquil environment where you can "rest, relax and re-energise" and our guests come here to enjoy that atmosphere.
Please note that failure to respect this could result in guests being asked to leave the site with no refunds given.
Payment is due either:
1. 50% at time of booking with balance due 8 weeks prior to arrival or
2. 100% at time of booking if arrival date is within 8 weeks of booking.
Reminders for any payments due will be sent out automatically prior to falling due. Failure to make payment of the full balance within 48 hours of the due date will result in the booking being cancelled and no refund being given.
All bookings are subject to a £150 security deposit pre-autorisation hold being placed on the card used to make the booking and is activated on the morning of check in. Please ensure there are sufficient funds on your card to enable this otherwise access to the site may be denied. This will be released, in full, within 7 days of departure provided no damage or soiling to fixtures and fittings is incurred and no unreasonable cleaning is required after departure.
Guests should leave pods clean and tidy on departure, ensure all washing up is done and put away and notify of any damages caused as soon as possible. A broom and hoover is provided in the pod for this purpose and can be found under the bed. Normal cleaning is included in the price of your stay but if additional, unreasonable cleaning is required after your stay due to the state of the pod on departure, RRR reserves the right to charge an additional cleaning fee of £12.50 per hour for this purpose. This will be taken from the £150 security deposit held on your card.
A further £15 surcharge will be incurred and taken from the card if dog poo is not cleaned up around the pods prior to departure. Guests are liable for the full extent of any damage in excess of the security deposit.
Cancellations made more than 8 weeks prior to arrival will be subject to a 50% cancellation fee, equal to your non refundable deposit paid. Cancellations made within 8 weeks of arrival will not be refunded. We appreciate circumstances can change and would advise all customers to take out appropriate holiday cancellation insurance to cover unexpected occurrences.
We appreciate many sites do not allow dogs due to the existence of wildlife and stock on site and also the extra cleaning required. Being dog lovers ourselves however we want to be able to welcome your canine companions. To enable us to do this we ask that you observe a few site rules for the safety of other animals on site, the consideration of other guests and also to safe guard the fixtures, fittings and furnishings for others to enjoy:
1. Dogs must be kept on leads at all times when outside the private garden area of the pods - for their safety and the safety of other animals.
2. Dogs must never be left unattended in the pods, no matter for how short a duration.
3. Owners are asked to pick up all dog poo on site. Dog poo is harmful to other animals and very unpleasant for humans if trodden on. Please note, a £15 surcharge will be taken from the refundable security deposit if dog poo is not collected and disposed of prior to departure.
4. Please bring throws or dog beds for your dogs to lie on. An extra charge of £35 will be deducted from your security deposit if soft furnishings, bedding etc are soiled or covered in dog hair. A dog mat is provided under the sofa which can be pulled out together with some throws in the pod and in the garden storage box.
5. Two well behaved dogs per pod are allowed but please bear in mind, the bigger your dogs, the less room for you.
No additional charge is made for cleaning unless additional unreasonable cleaning is found to be required after your stay. To minimise any soiling to furniture and fittings, please just remember to bring doggy throws and beds for your canine companions. Alternatively you have the option to bring your own bed linen and save on the cost of your holiday.
We all think our dogs are the most well behaved but even the most well behaved can sometimes forget themselves if there is a cheeky rabbit or fox in the vicinity and given we have other animals, horses and sheep on site we can't run the risk of dogs being off lead at any time. Therefore please bear this in mind when booking because RRR reserves the right to ask guests to leave if these rules are not observed.
Our pods are sited in a private 4 acre meadow, accessed along a limestone track to a car park where you will find luggage trolleys to transport your belongs to your accommodation. Along this route you will pass sheep and horses in adjacent paddocks. These animals are on restricted diets due to health issues and must not be fed at any time. Feeding inappropriate forage can kill, especially grass, carrots, polos and other items often associated as being treats for horses. We therefore ask our guests to respect this and adhere to the signs on site reminding everyone of this. We reserve the right to ask guests to leave and forfeit their stay for anyone found ignoring this policy. No refund will be given.
Fire pits, BBQ arm and paella pan are available for the enjoyment of guests outside each of our pods. These are only to be used in the area designated. The use of disposable BBQ's is not permitted anywhere on the site due to fire risk in dry conditions.
A starter pack can be purchased at time of booking and includes 1 10Kg bag of kiln dried hardwood logs, a large bag of kindling, four fire candles and matches for lighting. Guests need to bring their own charcoal or this can be purchased from the nearby town of Uppingham.
Additional log packs can be purchased on site but only logs purchased on site may be used in the fire pit due to fire safety. No other form of lightening fuel is to be used.
Smoking and vaping is permitted only on the patio area outside your pod. It is specifically prohibited in all pods and elsewhere on the site. This is due to the fire risk associated during the dry season.
Bedding and towels can be added as an extra at time of booking. We offer the choice here because being doggy people ourselves we often prefer to take our own bedding to prevent soiling as we know our dogs like their cuddles! It also enable us to keep the price lower for those that are happy to bring their own.
Unfortunately, due to the existence of wildlife and other animals on site and the distress and harm these can cause, fireworks and chinese lanterns are not permitted anywhere on site.
